Our platform offers a terminal to observe transactions in real time, creating a transparent process for all parties.

Land titles rely on paper documentation, these are vulnerable to loss, fraud, and mismanagement. All documents and data are stored digitally on an unchangeable immutable ledger.

Property transfers and permits require a multitude of lengthy and costly legal procedures, locking land into unproductive use.

By creating digital ledgers to replace outdated paper deeds with digital assets which track changes on an immutable ledger automatically. 

The ledger acts as a secure, decentralized transparent storage of transactions of property, documents, contracts and identity.

HOW IT WORKS:

David has a property and needs to liquidate.

He approaches Villator to put his property within a special purpose vehicle (SPV) to control the ownership of the property.

We generate a digital token that creates a virtual link between the ownership of the SPV which he can then list on our marketplace for sale at the value of the assets within.

His property is for sale on our marketplace and a prospective investor submits a digitally signed offer via the marketplace.

David likes and signs the smart contract to accept which sends the funds automatically from the investor's account over to David's, simultaneously the SPV is transferred to the investor.

Villator’s sales fee attached is automatically sent to Villator without a request and a receipt of this transaction is created immediately on the Villator Ledger.

David now has liquidity, and the investor owns the SPV which controls the £250,000 house.


5 Years later...

The market has recovered, the cost of living is on the decline, property prices are rising due to the new emerging economy and the investor's house is worth over £300,000

He lists it on a marketplace to sell.

A buyer likes and submits their offer and the property sells. The SVP is transferred, funds are exchanged, Villators 1% is received, and a receipt is stored on the Villator Ledger.
